Construction Update: Site Preparation Challenges and Progress

Lot Size: 60 feet wide by 200 feet deep
To be Built: Two Duplex Projects
Current Stage: Site preparation for foundation and plumbing installation
Upcoming Milestones: Completion of site prep and beginning of foundation and plumbing ground install
Clearing the Land
The first major task was clearing the land, which had a forest-like number of trees. This was a substantial undertaking, especially given the density of the trees and the size of the lot. Despite the challenges, the team successfully cleared the area, revealing that the lot was two feet lower than street level.
Elevation and Leveling
With the lot cleared, we discovered that the land was significantly lower than the street level—by about two feet. To ensure proper drainage and prepare for the foundation, we need to bring in over 50 truckloads of dirt to raise the lot to street level. This is a crucial step to ensure the stability and longevity of the structure, as well as to prevent future water drainage issues.

Soil Quality: We’re sourcing high-quality fill dirt to ensure a stable and compactable base for the foundation.
Leveling Precision: Our team is using advanced equipment to precisely level the lot, ensuring it meets the required elevation and is perfectly prepared for the next stages of construction.
Weather and Delay Challenges
Unfortunately, the project has faced a few delays, primarily due to weather conditions. Heavy rain over the past couple of weeks made the site difficult to work on, especially during the tree removal process. Wet conditions not only slowed down the clearing but also delayed the installation of a perimeter fence, which was crucial for securing the site.
Impact of Delays:
Timeline Shift: The excessive tree removal in wet conditions set us back by over two weeks. However, we’ve adjusted our schedule and are now on track to complete the site preparation by next week.
